The latest information from the Land Registry is showing that the average price of a property sold in Hammersmith has jumped back over £600,000.

56 properties have been reported as being sold so far in Hammersmith W6 since the end of November at an average price of £616,135.

In previous months' sales, new developments, particularly Gooch House in Glenthorne Road, where flats changed hands for well below the usual W6 values, had driven the average down to under half a million.

This time, the opposite is true, with by a rise in the number of homes selling at the top end of the market helping to bring up the average.

The figures show there have been four houses sold for over £1,000,000, compared with just one in the previous period. The most expensive was on Dalling Road, selling for £1,720,000, followed by a home in Ravenscourt Road at £1,625,000.

The other two were in North Lodge, Margravine Gardens, selling for £1,525,000 and in Iffley Road, priced £1,225,000.

The new figures also contain some good news for those buying at the other end of the market, with Hammersmith still able to offer a range of properties for under £300,000, including flats in some of W6's best known blocks such as Latymer Court, Hamlet Court and The Grampians.

London was the only region in England and Wales to experience an increase in its average property value over the last 12 months with a movement of 2.8%. The North East experienced the greatest annual price fall with a decrease of 7.1%.

The December data from Land Registry's flagship House Price Index shows an annual price decrease of 1.3% which takes the average property value in England and Wales to £160,384. There is no monthly change from November to December.

The most up-to-date figures available show that, during October 2011, the number of completed house sales in England and Wales decreased by 6% to 55,309 compared to 58,634 in October 2010. The number of properties sold in England and Wales for over £1 million in October 2011 decreased by 10% to 525 from 582 in October 2010.

The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database.
