Seven New Flats Proposed for Site on Beavor Lane


Latest in a spate of applications to turn local offices into homes

A four storey office building in Beavor Lane, south of Hammersmith’s King Street could be redeveloped to create seven new flats.

An application has been submitted to Hammersmith & Fulham Council for:

Change of use of the existing building from office (Class E) into 7no self-contained flats (Class C3) comprising of 1 x studio, 1 x 1 bedroom and 5 x 2 bedroom flats; associated car parking and cycle parking at basement level.

In a statement supporting the application, planning consultancy Salisbury Jones points out that the site, 11 Beavor Lane, is “ surrounded by predominantly residential developments.”

The building, close to the junction with King Street and the southern entrance to Ravenscourt Park, also sits opposite St Peter’s Primary School.

A previous application, made in 2013, to convert the building to create four new townhouses, was given conditional approval by H&F Council but the project did not go ahead.

This proposal, which can be seen in full on the council’s website using the reference 2024/02891/PMA56 is the latest in a spaces of applications to convert offices around Hammersmith into flats, as demand for office space has dropped in the post pandemic environment.

These applications however are receiving a very mixed response from council planners, who have said some of these buildings are not suitable for residential use.

As we reported last month, the proposed redevelopment of the four storey Griffin House, at 161 Hammersmith Road, to create new flats was given a thumbs down by the council, who said that eight of the proposed flats would not have sufficient light and six were below the regulatory minimum size, “ thus failing to provide a suitable living environment for future occupiers”.

It is expected that a revised application will be made in future, and in the meantime a number of similar applications are being considered by the council, along with this latest one in Beavor Lane.
