A landmark 1940s office building beside Hammersmith Underground station is set for a major transformation after developers secured full planning consent for its conversion into a 171-room hotel with community facilities, affordable workspace and new commercial uses.
Legendre UK, working in joint venture with Central & Provincial and Candour Properties, received approval from Hammersmith & Fulham Council on 27 April for the reinvention of Grove House, a five-storey block on Hammersmith Grove originally designed by Sir John Burnet Tait & Partners and completed in 1949.
The scheme will deliver more than 6,500 sqm of new accommodation, including 5,500 sqm of hotel space, 250 sqm of affordable office workspace, and around 1,000 sqm of ground-floor commercial space. The development will also include a 131-seat auditorium which can be used as a theatre, wellness facilities, retail units, exhibition areas and co-working space.
Grove House was vacated in 2023 after struggling to attract tenants, despite a 2013 refurbishment that added the auditorium and upgraded internal layouts. The building has been marketed since 2022 with little success, reflecting the wider shift in office demand following the pandemic.

Rather than demolish the structure, the developers have opted for a retrofit-first strategy, retaining the existing frame and adapting the building for modern mixed use. The approach aligns with the council’s sustainability priorities and the borough’s 10-year Cultural Strategy, which encourages creative, flexible and community-focused spaces.
The proposals were shaped through extensive engagement with the council and local residents, including five pre-application meetings, workshops and public consultation.
The auditorium will be made available for local groups, and the affordable workspace will be prioritised for small businesses and start-ups in the borough. Planning documents indicate that local theatres have already expressed interest in using the auditorium for performances that fall between their main-stage and studio-scale productions.
The hotel will offer 171 rooms across 33 room types, including 18 accessible rooms. Ground-floor uses will include a restaurant, bar, café, lounge, games room and outdoor seating. The developers expect the hotel to appeal to business travellers staying near company offices during the week, as well as key workers needing proximity to hospitals and universities such as Charing Cross.
Situated between Brackenbury Village and Hammersmith’s main transport interchange, Grove House sits within the Hammersmith Regeneration Area and Major Town Centre. It is within walking distance of the Lyric Theatre, Eventim Apollo and Riverside Studios.

Legendre UK will act as main contractor, with work expected to begin in the first quarter of next year and completion scheduled for summer 2028.
The project marks the second major office-to-hotel conversion delivered by the Legendre–C&P–Candour partnership, following the redevelopment of the former Diageo headquarters in Park Royal, which received planning consent in 2025.
