The London Borough of Hammersmith and Fulham has granted planning approval for the redevelopment of part of the Tesco surface car park at 180 Shepherd’s Bush Road, W6 7NL, paving the way for the construction of 12 new family homes, including four affordable units.

The scheme, led by Tesco Stores Limited, will introduce a mix of market-rate and affordable housing through a two-part, three-storey building containing 11 single-family dwellings and a one-part, two-storey building for an additional home. The development aims to respond to local demand for family housing in the area.

As part of the project, the existing car park will be reconfigured, reducing the number of ground-level parking spaces from approximately 204 to 149, with some spaces relocated to a basement level. While this represents a net loss of 55 spaces, planning documents suggest that the revised capacity remains sufficient to meet the needs of Tesco customers.

The new homes will be part of a car-free development, with the exception of a single Blue Badge parking space, in line with borough policies promoting sustainable transport. The scheme includes new cycle parking, improved pedestrian access, and a retained footpath linking the homes to the Tesco store.

Enhancements to the adjacent Barb Mews are also planned, including the installation of a 1.2-metre-wide footway, upgraded street lighting, and improved refuse and servicing access. These public realm improvements are intended to benefit both new residents and the wider community.

According to the Design and Access Statement submitted with the application, the development has been designed to integrate sensitively with the surrounding urban fabric, using materials and architectural forms that reflect the character of Brook Green. The layout prioritises pedestrian movement and aims to foster a safe and attractive residential environment.

The scheme was unanimously approved by the planning committee, with councillors noting its contribution to local housing targets and its alignment with sustainability and accessibility goals.

Construction timelines and further details on the affordable housing allocation are expected to be released in the coming months.
